Plumbers in San Antonio, TX

San Antonio's tap water comes out of the Edwards Aquifer at fifteen to twenty grains per gallon, about as hard as municipal water gets in a large American city, and everything from water heaters to shower valves shows it. Add live oak roots in the laterals under older neighborhoods and a climate that freezes just often enough to catch exposed pipe, and you have the work our San Antonio plumbers do every day.

Local plumbing problems

What goes wrong with plumbing in San Antonio

  • Water heaters buried in sediment

At fifteen to twenty grains per gallon, SAWS water drops mineral onto the bottom of a tank heater fast. Within a couple of years the tank rumbles, loses capacity and runs hot underneath. Tankless units scale inside the exchanger and throw error codes. Flushing, descaling and softeners are routine San Antonio plumbing.

  • Softeners that need service

A softener is close to standard equipment in San Antonio homes, and softeners fail like anything else: resin exhausted, valves stuck, brine tank bridged, drain line clogged. Our plumbers repair, resize and replace them, and set them up correctly for the hardness at your tap.

  • Roots in laterals inside Loop 410

Monte Vista, Beacon Hill, Woodlawn Lake, Jefferson, Highland Park and the other pre-1960s neighborhoods sit under mature live oaks, pecans and cedar elms. The clay-tile and cast iron laterals beneath them have been entered at every joint. Backups that return within a year of cleaning are the sign.

  • Slab leaks in the clay south and east

Away from the limestone north side, San Antonio sits on expansive clay that moves slabs with the seasons. Copper under 1960s to 1980s homes in Harlandale, Highland Hills and the Northeast side develops pinhole leaks that show up as warm floors and high bills.

  • Freeze damage to exposed lines and tankless units

San Antonio freezes a few nights most winters and occasionally hard, as in February 2021. Supply lines in exterior walls, hose bibs and tankless heaters on outside walls split when it happens, and the city's older pier-and-beam homes with open crawl spaces are the most exposed.

The hardest water in Texas

San Antonio’s water comes almost entirely out of limestone. The Edwards Aquifer that SAWS pumps from has spent centuries dissolving calcium and magnesium into it, and blending in Canyon Lake and pipeline water does little to change that. At fifteen to twenty grains per gallon, it is about as hard as municipal water gets in a large American city, and it sets the rhythm of plumbing here.

Tank water heaters fill with sediment within a couple of years and start to rumble. Tankless heaters scale inside the exchanger and shut down with error codes. Shower valves stiffen, aerators clog, dishwashers and washing machines wear out early. The practical response is a softener, and San Antonio has more of them per household than almost any city in the country. Our plumbers install, size, repair and replace softeners, flush and descale heaters, and rebuild the fixtures the water has worn.

Inside the loop, under the oaks

The neighborhoods inside Loop 410, from King William and Monte Vista to Beacon Hill, Woodlawn Lake, Jefferson and Highland Park, were built before 1960 with clay-tile or cast iron laterals under yards that have since grown some of the largest live oaks and pecans in the city. The roots have found every joint. A backup that returns a year after the last cleaning is the standard complaint, and a camera inspection is what shows whether the lateral can be lined or needs replacement. Pier-and-beam homes in these areas also carry cast iron drains and sometimes galvanized supply lines under the house.

Limestone north, clay south

The north side, including Stone Oak, Sonterra, Encino Park, Timberwood Park and Alamo Ranch, sits on the Edwards Aquifer recharge zone: limestone with thin soil, stable ground and strict rules about what can be excavated or installed there. Slab leaks from soil movement are rare on that side. South, east and central San Antonio sit on expansive clay, and the 1960s to 1980s slab homes in Harlandale, Highland Hills and the Northeast side see the same slab leaks and offset laterals as Dallas.

Freezes and floods

San Antonio freezes a few nights most winters and every so often for days, as in February 2021. Homes here have supply lines in exterior walls, open crawl spaces under older houses, and tankless heaters mounted outside, and all of them split when a hard freeze arrives. The city also sits in Flash Flood Alley, where the San Antonio River and its creeks rise in hours and older sewer mains surcharge. Our plumbers handle the freeze-night calls and the post-storm sewer inspections that follow.

San Antonio housing and infrastructure

The local factors that most often determine what a plumber finds and how a repair is done here.

  • Edwards Aquifer water

SAWS draws primarily from the Edwards Aquifer, a limestone aquifer that loads the water with calcium and magnesium. Other sources, including Canyon Lake and the Vista Ridge pipeline, blend in but do not soften it much. Hardness of fifteen to twenty grains per gallon is normal at the tap.

  • Limestone north, clay south

The north side, including Stone Oak, Sonterra, Encino Park and Alamo Ranch, sits on the Edwards Aquifer recharge zone with limestone and thin soil, stable ground and strict aquifer-protection rules for excavation and septic. The south, east and central city sit on expansive clay that moves.

  • A city of single-story mid-century homes

San Antonio's military bases and post-war growth produced large tracts of 1950s to 1980s single-story homes on the Northeast, Northwest and South sides. Cast iron drains, original copper, aging water heaters and fifty-year-old laterals are the common thread.

  • Flash Flood Alley

The San Antonio River, Leon Creek, Salado Creek and Olmos Creek rise fast in intense rain, and older sewer mains surcharge. Low-lying neighborhoods see backups during major storms, and post-storm sewer inspections are part of plumbing here.

Questions

San Antonio plumbing questions

Do I really need a water softener in San Antonio?

For most homes, yes. Water at fifteen to twenty grains per gallon scales water heaters, tankless units, dishwashers, faucets and shower valves quickly, and the cost of the softener is usually recovered in appliance life alone. If you choose not to install one, flush the water heater every year, descale tankless units annually, and expect to replace fixture cartridges more often than a softened home would.

How often should I flush my water heater in San Antonio?

Once a year at minimum without a softener, and it is worth doing even with one. Sediment builds fast at this hardness, and a tank that rumbles when heating has already lost capacity and efficiency. If the tank is more than eight years old and has never been flushed, the sediment may have hardened, and a plumber can tell you whether flushing will still help or whether replacement is closer than you think.

Why does my sewer line back up every year even after cleaning?

In neighborhoods inside Loop 410, the lateral is usually clay tile or cast iron laid before 1960 under trees that have spent decades growing into the joints. Cleaning removes the roots that are in the pipe but not the openings they came through, so they grow back. A camera inspection shows how many entry points there are, and lining or replacing the lateral is what ends the cycle.

Are there special rules for plumbing work on the north side?

Yes. Stone Oak, Sonterra, Encino Park, Alamo Ranch and much of the north side sit over the Edwards Aquifer recharge zone, where excavation, septic systems and certain installations are regulated to protect the aquifer. Sewer repairs and new work there can involve additional permitting. Our plumbers who work the north side know the requirements and handle them as part of the job.

What freezes first in a San Antonio home?

Hose bibs, supply lines in exterior walls, lines under pier-and-beam homes with open crawl spaces, and tankless water heaters mounted outside. On a hard freeze night, cover hose bibs, drip a faucet on the far side of the house, open cabinets under sinks on outside walls, and confirm any outdoor tankless unit has power for its freeze protection. Insulating the exposed runs in the fall prevents most of the damage.

Do San Antonio plumbers need a city license?

Plumbers in San Antonio hold a Texas State Board of Plumbing Examiners license and register with the City of San Antonio to pull permits. Water heater replacements, softener loops in some cases, repipes and sewer work are permitted and inspected under the city's adopted code. Every plumber we dispatch in San Antonio meets both requirements.
