The cast iron problem

Walk into a Florida home built between the early 1950s and the mid-1970s and the drains beneath the slab are almost certainly cast iron. That pipe was expected to last fifty years or more, and in a dry climate it might. In Florida, humid air, groundwater pressing against the pipe from outside, and hydrogen sulfide from decomposing waste inside combine to corrode it far faster. The pipe loses its bottom first, so waste channels along the soil instead of the pipe, and then sections collapse.

Homeowners usually meet the problem as a drain that clogs again and again, or as a slow drain in every fixture, or as a smell nobody can place. A camera inspection settles it. From there the choice is between lining the pipe in place and replacing it, and the right answer depends on how much pipe is left to line. Hard water from the rock beneath

Florida drinking water comes overwhelmingly from limestone aquifers, and water that has spent time in limestone arrives full of calcium and magnesium. Tampa’s water runs hard, Miami’s very hard, and Jacksonville and West Palm Beach harder still. Orlando is moderate by comparison. In every case the water heater is the first casualty: sediment builds on the tank bottom, the burner has to work harder, the tank rumbles, and the unit dies years early. Tankless heaters scale inside the exchanger. Fixtures crust over and shower valves stiffen. Annual flushing and, in the hardest areas, a softener are the practical answers, and a Florida plumber will tell you which your city needs.

Water table, sand and sinkholes

Much of Florida sits only a few feet above the water table. Sewer laterals that would be dry elsewhere are surrounded by groundwater here, which infiltrates any crack and adds to the load on the sewer system. Septic drainfields, and Florida has more than two and a half million septic systems, need dry soil beneath them to work, and after a week of summer rain many do not have it. Sandy soil lets pipes settle and shift.

In the karst regions of West-Central and Central Florida the ground itself is dissolving limestone, and a water or sewer leak that goes unrepaired can wash out the soil above a void. Leak detection in Tampa Bay is as much about protecting the ground under the house as about the water bill.

Hurricane season

From June through November, Florida plumbing has to be ready for surge, flooding and days without power. Municipal sewers surcharge during heavy rain and push wastewater back toward the lowest drains in the house, which is why backflow valves on the lateral are worth discussing in low-lying neighborhoods. Well pumps, septic lift stations and tankless heaters stop with the power. After a storm, flooded septic systems and cracked laterals need inspection before normal use. Licensing and permits

Florida licenses plumbing contractors through the Department of Business and Professional Regulation. A certified license is good statewide; a registered license is local. Water heater replacement, repiping, sewer repair and most fixture relocations require a permit under the Florida Building Code, and only a licensed contractor can pull one.
