How to Tell If Your Home Has Polybutylene Pipes, and What to Do About It
Polybutylene supply pipe went into millions of homes from the late 1970s to the mid-1990s and fails at the fittings without warning. How to spot it and what to do.
If your home was built between roughly 1978 and 1995, there is a reasonable chance its water supply lines are polybutylene, a gray plastic pipe that was cheap, easy to install and widely used across the Sun Belt and beyond. It was also the subject of one of the largest class-action settlements in American housing history, because it fails. This guide explains how to recognize it and what the options are.
What polybutylene is
Polybutylene, often abbreviated PB, is a flexible plastic resin that was formed into supply pipe from the late 1970s through the mid-1990s. It was installed in an estimated several million homes, most heavily in the South, Southwest and Pacific Northwest, in both site-built houses and manufactured homes. It carried water from the meter to the house and through the walls to every fixture.
The pipe itself is not the main problem. The fittings are. Early installations used plastic fittings that became brittle and cracked. Later ones used copper or brass crimp fittings, which held up better but still fail as the pipe around them degrades. Chlorine and other disinfectants in municipal water react with the plastic over time, making it flake and weaken from the inside. The failure is sudden: a fitting lets go, often inside a wall or above a ceiling, with no drip to warn you.
How to identify it
Look at the exposed supply lines in these places:
- At the water heater. The cold inlet and hot outlet are usually visible.
- Under sinks. Where the supply lines come through the wall or floor to the shutoff valves.
- At the main shutoff. Where the supply enters the house.
- At the water meter. The line from the meter to the house is sometimes polybutylene even when the interior was repiped.
Polybutylene is usually gray, though blue was common for exterior underground lines and black appears occasionally. It is flexible, about half an inch to one inch in diameter, and often has the code PB2110 printed along its length. Fittings are either gray plastic or copper crimp rings around a copper or plastic insert. It does not look like white PVC, which is rigid and used for drains, and it does not look like PEX, which is usually white, red or blue and has a different printed code.
If you are not sure, a plumber can identify it in seconds, and a home inspector should flag it on any inspection report.
Why it matters even if it has not leaked
Three reasons.
It will fail. The question is when, not whether. A house with polybutylene and no leaks yet is a house whose fittings have not reached the end of their life. When one goes, the others are on the same clock.
Insurers care. Many carriers now ask about polybutylene on applications, charge more for homes that have it, exclude water damage from it, or decline to write the policy at all. A repipe often pays for itself in premiums and insurability.
Buyers care. Polybutylene shows up on inspection reports and becomes a negotiating point at sale. Repiping before listing removes the issue.
What to do about it
The standard recommendation is a full repipe in PEX, a modern flexible plastic pipe that is not subject to the same degradation and is installed with fewer fittings. The plumber runs new lines through the attic and walls, keeping openings to a minimum and patching them afterward, and installs new shutoff valves and supply lines at every fixture. A typical single-family home takes one to three days, and water is off only for part of that.
Repairing a single failed fitting stops the immediate leak and is the right first step in an emergency, but it is not a solution. Plumbers who work in polybutylene-heavy areas will fix the leak and price the repipe at the same visit, because they will be back otherwise.
