A city divided by rock

The Balcones Escarpment runs through Austin, and a plumber can tell which side of it a house is on before seeing the address. West of the line, in Tarrytown, Northwest Hills, Great Hills and out toward Lake Travis, the ground is limestone under a few inches of soil. Foundations sit on stable rock, so slab leaks from soil movement are rarer, but every sewer lateral was laid in a trench cut through stone and every repair means cutting again. Trenchless lining earns its keep on the west side.

East of the escarpment, in Windsor Park, University Hills, the eastern edges of Mueller and out along the creeks, the ground is Blackland clay. It swells in wet months and shrinks in drought, and the slabs and laterals on top of it move with it. Slab leaks and offset sewer joints are the east-side pattern, much as they are in Dallas.

Bungalows, crawl spaces and freezes

Central Austin is a city of pier-and-beam bungalows. Hyde Park, Clarksville, Travis Heights, Bouldin Creek and East Austin were built in the 1920s through 1940s with drains and supply lines running through open crawl spaces under the house. That makes repairs easier than in a slab home and freezes much worse. The February 2021 storm and the ice storm of February 2023 both split crawl-space lines across the central neighborhoods, and the damage was concentrated in houses without skirting or insulation. The fix is inexpensive and our plumbers recommend it every fall.

The same neighborhoods sit under live oaks and pecans that have grown into the original clay-tile and cast iron laterals. A camera inspection before buying one of these houses is a small cost against the price of a lateral replacement.

Hard water from the Highland Lakes

Austin’s water comes from the Colorado River after it has drained the limestone Hill Country, and it arrives hard, roughly ten to eleven grains per gallon. Tank water heaters need an annual flush to keep sediment from cutting capacity and shortening their life. Tankless units, which are popular in Austin’s newer homes, need annual descaling. Austin Water treats with chloramine, which is normal but ages rubber seals and gaskets in fixtures and heaters faster than chlorine does. Softeners are common and sensible here.

Growth and its plumbing

Austin has added subdivisions at speed since 2000. Circle C, Steiner Ranch, Avery Ranch, Anderson Mill and Southpark Meadows were plumbed in PEX with modern fixtures and have no soil-age or pipe-age problems to speak of. What they do have is the residue of fast construction: under-supported lines, fittings that were never fully crimped, water heaters installed without expansion tanks, and hard water working on fixtures from day one. Our plumbers see those homes for different reasons than the bungalows, but they see them.
