The pumps that made the modern city habitable also lowered the groundwater, and once that happened the soil dried out, the organic matter in it decayed, and the land settled. Subsidence in this city is not a slow natural process happening to a passive landscape. It is a consequence of how the place was built, and it is why so much of New Orleans now sits below sea level.

For anything buried, the effect is straightforward and unwelcome. Pipe laid level decades ago is not level now. Clay pipe cracks and separates at the joints. Sections sink below the rest of the run, and the fall that made the line work in the first place is gone.

Bellies, and why clearing a drain does not fix one

That last failure has a name and it is worth knowing, because it explains a frustration a lot of Louisiana homeowners share.

When a section of sewer line sinks below the grade the rest of the line still has, it creates a low spot, a belly. Waste collects there instead of flowing through. From inside the house the symptom looks exactly like a clog: the drain slows, then backs up. A machine run through the line clears whatever has accumulated in the low spot and the drain works again, for a while. Then it fills back up, because the belly has not gone anywhere.

This is the single strongest argument for a camera inspection in this state. From the fixture end, a belly, an offset joint and an ordinary blockage are indistinguishable. On camera they are obviously different problems with obviously different repairs, and only one of the three is solved by cleaning.

The high water table compounds everything. Buried pipe here does not sit in soil that dries out between rains, it sits in soil that is more or less permanently wet. Constant moisture against metal accelerates corrosion from the outside, and the saturation creates hydrostatic pressure that pushes groundwater into any crack that opens. A small defect in a lateral therefore admits far more water than its size would suggest, which loads a sewer system that is already struggling.

Above ground the humidity does the same work more slowly on exposed fittings, connections and hose bibs. And the same warm, wet soil that corrodes pipe is ideal for tree roots, which find a leaking joint and move in.

Historic houses, and what storms leave behind

Older New Orleans homes are their own category of work. The plumbing in them predates modern materials and modern layouts, so runs go where the building permitted rather than where a code-era plumber would place them, and a single line can change material more than once. Access is frequently the hardest part of the job, and diagnosis takes longer because none of the usual assumptions hold.

Storm season adds a separate calendar. Heavy rain overwhelms drainage and backs sewers up, storms damage outdoor plumbing, and outside the sewered parishes a flooded septic field keeps causing problems long after the standing water is gone. The sequence afterwards is worth knowing in advance: stop using water while the ground is saturated, do not pump a septic tank into saturated soil because an empty tank can float, disinfect and test a submerged wellhead before drinking, and replace rather than dry out a water heater whose burner or controls went under.
